Where Windermere is

Windermere sits in Edmonton's far southwest. The Windermere neighbourhood itself is bounded by the river valley on its west and northwest sides, Anthony Henday Drive on the northeast, and 170 Street SW and Terwillegar Drive on the east.

The name means two things:

  • Windermere the neighbourhood, one of six in the area.
  • Windermere the area, everything planned under the Windermere Area Structure Plan, which City Council adopted in 2004.

The six neighbourhoods

Each neighbourhood got its own plan as the area filled in:

  • Ambleside (plan adopted 2005)
  • Windermere (2006)
  • Keswick (2010)
  • Glenridding Heights (2011)
  • Glenridding Ravine (2016)
  • Kendal (2025), the newest, so expect active construction there for a while

The Greater Windermere Community League represents the whole area.

NW or SW? A Windermere address quirk

Windermere Boulevard is part of the line that splits Edmonton's north and south quadrants. That's why some Windermere addresses end in NW and others in SW. Always check the quadrant when you search listings or book a showing: the same street number can point to two different places, one on each side of the line.

What homes are like in Windermere

Almost everything here has been built since the mid-2000s, so you're mostly choosing between newer resale homes and new construction. Expect a mix of:

  • detached homes, including large homes on big lots along Windermere Drive near the river valley
  • duplexes and townhouses
  • apartment-style condos

Buying new? Check the warranty

Every home built in Alberta since February 1, 2014 must carry new home warranty coverage:

  • 1 year on labour and materials
  • 2 years on delivery and distribution systems (electrical, plumbing, heating, ventilation)
  • 5 years on the building envelope
  • 10 years on the structure

If the home is a few years old, ask for the warranty certificate and how much coverage is left.

Questions to ask on any Windermere home

  • Is the landscaping and final lot grading done, and if not, who finishes it?
  • Is there a residents' association, and what is the annual fee?
  • What's planned on the empty land nearby? The area and neighbourhood plans show what's coming.
  • For a condo or townhouse: what are the monthly fees, and what do the reserve fund documents say? Our downtown condo guide walks through the paperwork.

Getting around

  • By car: Anthony Henday Drive and Terwillegar Drive are the main routes. The Henday is a 78 km ring road around the city, so most of Edmonton is a freeway drive away.
  • By transit: There's no LRT in Windermere, so most transit trips start on a bus. Check Edmonton Transit Service trip times from the exact address you're considering.
  • On foot and by bike: River valley trails start at the area's edge. A short drive away, the 262-metre Terwillegar Park Footbridge, opened in 2016, links Terwillegar Park to the Oleskiw trails on the north side of the river.

Windermere Boulevard is part of the line that splits Edmonton's north and south quadrants, so some addresses here end in NW and others in SW.

Shopping, recreation and everyday errands

  • Currents of Windermere: a 100-acre shopping centre with about 1.2 million square feet of space, right beside Anthony Henday Drive and 170 Street, with large-format stores, restaurants and services.
  • Terwillegar Community Recreation Centre (2051 Leger Road): a saltwater pool with eight 53-metre lanes, a leisure pool with a wave pool and lazy river, a fitness centre, an indoor track, three gyms and four NHL-sized ice sheets.
  • The river valley: trails, ravines and lookouts along the area's western edge.

Schools in and near Windermere

The schools here are new, and attendance areas can shift as neighbourhoods fill in. Schools in and near the area include:

  • Constable Daniel Woodall School (Edmonton Public, K-6), 315 Windermere Road NW
  • St. John XXIII Catholic School (Edmonton Catholic, K-9, with French Immersion), 365 Windermere Road NW
  • Dr. Margaret-Ann Armour School (Edmonton Public, K-9), 3815 Allan Drive SW, serving Ambleside and Glenridding Heights
  • Lillian Osborne High School (Edmonton Public, grades 10 to 12), 2019 Leger Road in nearby Terwillegar

Every address in Edmonton has a designated public school, and it isn't always the closest one. Before you write an offer, check the exact address with Edmonton Public Schools' Find a School tool or Edmonton Catholic Schools' Locate Your School page.

What to weigh before you buy

Why buyers look here

  • Newer homes, many still inside their new home warranty
  • A major shopping centre and a large recreation centre close by
  • River valley trails at the area's edge
  • Quick access to Anthony Henday Drive

Trade-offs to think about

  • No LRT today, so most commutes are by car or bus
  • Construction continues in the newest phases, Kendal and Glenridding Ravine
  • Newer streets have younger trees than Edmonton's mature neighbourhoods
